The North Fork Thunder River flows through a deep valley with over 220 feet of elevation change from the top of the adjacent hill to the valley basin below where the river runs. You will be immediately astonished by the beauty of the entire valley with large mature maples found along the hillsides, cedars, hemlock, and aspens at the river's edge. Extremely clear and clean water provides a fabulous environment for brown and brook trout to grow in comfort, their numbers and size very good. Set along the river’s west bank is a wonderful and comfortable log cabin, built in 1987, featuring a wood-burning fireplace and a 2 car garage. Sitting anywhere in the valley listening to the river talk can put you to sleep, your opportunity to not ponder what the rest of the world is doing. A wooden-deck steel bridge spans the river taking you to a large storage building that is the center of all that happens when the sap starts to run in the maple forest. A high-tech maple syrup operation is located on the east side of the river. For a few months each year, the maples volunteer to donate over 200,000 gallons of maple sap. Over 10,000 taps are connected by lines that bring the sap to the processing building. Maple syrup has been made here for a number of years and it is extremely profitable. This quiet venture happens to produce over 5,000 gallons of “maple syrup”, ready for the table, each year. Maple syrup is often sold by the pound, at this time the value is approximately $2.25 per pound. A gallon of maple syrup weighs 11.2 pounds. So each gallon of maple syrup has a wholesale value of $25.20 +/-, but a much higher value if the syrup is sold at retail. Producing 5,000 gallons of table ready maple syrup routinely provides $125,000 of revenue to this “sugar bush” annually. Think about that for just a second. And it happens in just a few months each year, wow. The seller has included everything needed to turn sap into syrup in this offer. A list of those items is shown below, but there is more. In all, this seller has spent in excess of $800,000 to make this high-tech operation a success and it can be yours at a heavily discounted price and he will even help you get started so you can maximize your investment. When you see this operation you might wonder if you could expand it to bring in more sap, as the evaporator produces 50 gallons of syrup per hour and currently only operates less than 100 hours per season. Consider the gross revenue if you fed the Reverse Osmosis system (removes excess water) and the Evaporator two or three times as much sap, your revenue doubles or triples. If operated at capacity, this system could produce 50 gallons of table ready maple syrup per hour for the duration of the sap season, approximately 45 days annually in Northern Wisconsin, barring a premature warmup. $1,260 per hour, that is the revenue provided for every hour the evaporator is fired up and delivering its high-grade product. And this is based on the current wholesale value of $2.25 per pound. As you think about an investment of this type, contemplate the value of the business, what it can be, and what it can produce. 200 hours of operation at 50 gallons per hour and at $2.25 per pound equates to $252,000 of gross revenue, in a very short period of time. 300 hours of operation and the revenue increases to $378,000. Each night deer wander along the river enjoying the peace and quiet of the valley. The hunting here is wonderful to include deer, turkey, bear, and grouse. The photos show the heavily worn trails that cross back and forth throughout the property. The setting of this property is among the finest I have ever had the pleasure to experience, the soft glow of a log cabin on the west bank of a steadily flowing river that never stops telling its story. Give this property your full attention and you will want to experience it for a lifetime, it is just that nice. For the best description of what this property can provide please be sure to contact Terry Patrick, the listing agent.
