WATER: The entire ranch is located in District 1004 for its main water source. District 1004 holds valuable senior water rights out of the Sacramento River. During the recent drought years, District 1004 has proven that its water rights are very secure and reliable given the extreme shortage of water. In addition to the District 1004 water, the ranch has two wells which pumped about 1,300 A.F. in the 2014 crop year.
HUNTING: With the ranch's location between the Sacramento River and Butte Creek, the waterfowl hunting can be very good with proper management. The hunting in the area is very good with the ranch bordering the north side of the Behring Ranch. Additionally, the ranch also lies not too far north of the Audubon Sanctuary and White Mallard Duck Club.
INGRESS/EGRESS: The ranch is easily accessed north out of the town of Colusa or west out of the town of Gridley. Having paved county roads on more than two sides of the ranch makes for very easy access during any time of the year.
